Sealing is the single most oversold service in this trade. Somebody knocks on a door in Kendall or Coral Gables, points at a driveway, and talks about protection like the sealer is a warranty in a bucket. It is not. It is a finish with a specific job, a real set of limits, and a handful of ways it can go wrong if it goes down on the wrong day.
Here is the straight version of what sealer does, what it will never do, and how to tell whether yours is due. We do plenty of sealing around Miami, and we also talk people out of it regularly, which is roughly the point of writing this down.
What sealer actually is, in two families
Almost everything sold for pavers falls into one of two camps, and they behave differently enough that it is worth knowing which one is going on your surface.
A film-forming sealer sits on top. It builds a layer over the paver and over the joint sand, and that layer is what gives you the color depth and the shine people associate with a freshly sealed driveway. Because it is a film, it is the family that can bind joint sand into something firmer and the family that gives you a surface you can wipe a spill off of. It is also the family that can fail visibly, because anything sitting on top of a surface can peel, cloud, or wear through in the tire tracks while the rest of the drive still looks new.
A penetrating sealer soaks in instead. It works below the surface and leaves the paver looking essentially the way it looks dry. You do not get gloss, you do not get much color change, and you do not get much help holding joint sand. What you do get is a surface that resists water and oil soaking in without changing the character of the material, and a finish that has almost nothing to peel because there is no film to lift.
Neither one is the correct answer in every case. A travertine pool deck and a concrete driveway want different things, and so do two owners looking at the same driveway with different ideas about how it should look.
Gloss, natural, and the wet look, compared honestly
The finish question causes more regret than the product question, so we spend real time on it before anything is ordered.
A high-gloss or wet-look finish is dramatic on day one. Color goes deep and rich, the whole surface reads as new, and people love photos of it. Live with it and the tradeoffs show up. Gloss shows every bit of dust and every water spot. It reads as slicker underfoot when wet, which matters enormously around a pool and matters some on a sloped driveway. And it wears where traffic concentrates, so the tire paths dull before the edges do, and the difference between them is visible.
A natural or matte finish gives you a modest lift in color and stops there. Less drama on day one, far less to notice as it ages, and the wear pattern is much less obvious because there was less shine to lose. Most of the driveways we seal in South Florida end up here, and the owners who chose it are the ones who call us back for maintenance rather than to fix a look they stopped liking.
The middle ground is a satin or low-sheen finish, which is where somebody who wants the color enrichment without the mirror usually lands. If you are unsure, we will seal a small section out of sight and let you look at it wet and dry before committing the whole surface. That costs you nothing and it settles the argument better than any sample board.
What it genuinely protects against down here
South Florida is hard on outdoor surfaces in ways that are specific, and sealer helps with some of them.
Sun is the first one. Ultraviolet light fades pigment in concrete pavers, and the reds and charcoals go first. A sealer with real UV resistance slows that down. It does not stop it, and anybody telling you your color is locked forever is selling. But the difference between a sealed drive and an unsealed one at the ten year mark is easy to see when they are side by side.
Stains are the second. An unsealed concrete paver is porous, so a fresh oil drip works its way in and sets up permanently. Sealed, that same drip sits closer to the surface and gives you time to get to it. This is the part people notice most in daily life. The other big one down here is leaf tannin: ficus, sea grape, mango, and anything that drops fruit will leave brown staining on an open surface, and it lifts far more easily off sealed pavers than raw ones.
Joint sand is the third, and it is the underrated one. A film-forming sealer bridges the top of every joint and stiffens the sand there. When a summer afternoon dumps two inches of rain in forty minutes onto a sloped driveway, unbound sand travels. It ends up in the gutter, and once joints run low the units start to move against each other. Holding that sand in place is quietly the most structural thing sealing does.
What it will not do, no matter what anyone tells you
This is the part most sales conversations skip.
Sealer will not fix a base. If the aggregate under your pavers was thin, or was never compacted properly, or has been washing out at an edge for three years, the surface is going to keep moving. Coating the top of a failing surface changes how it looks and changes nothing about why it is failing. That is a base problem, and it wants the base opened up and rebuilt rather than a finish rolled over the top of it.
It will not stop settlement, for the same reason. Sealer is measured in fractions of a millimeter. Settlement is a soil and water story happening several inches below anything a sealer touches.
It will not last forever, and the honest range depends on what went down and what the surface takes. A shaded walkway holds a finish far longer than a west-facing driveway that bakes every afternoon and gets driven on twice a day. Anyone quoting you a fixed number of years without asking what the surface is or where it sits is guessing.
And it will not glue a broken paver back together or hide a cracked unit. Those get swapped out first, then the whole surface gets sealed as one piece so the repair and the field come out the same shade.
How to tell yours is due
There are two tells, and you do not need us to read either one.
Pour a cup of water on the surface. On a sealed paver it beads and sits there. As the finish thins, the beading gets lazy and the water starts spreading flat, and when it soaks straight in and darkens the paver, the protection is functionally gone. Do this in a tire track rather than in a corner, because the tire tracks tell you the truth about where the whole surface is headed.
Then look at color. A sealed surface holds a consistent depth. When you start seeing the field look chalky and washed out next to a section that has been under a planter or a parked car, that contrast is the fade you were paying to slow down.
Most driveways down here land in a rhythm of every two to four years, with pool decks and shaded walkways usually stretching longer than that. It is a rhythm rather than a schedule, and the water test tells you where you actually are. Our resealing work is almost always a clean and a single fresh coat rather than anything dramatic, because a surface caught on time is a much smaller job than one caught late.
Clean first, always, and never seal over a haze
The fastest way to make a surface look worse is to seal it dirty. Whatever is on there when the sealer goes down is under the sealer permanently, and getting it back out means stripping the finish off first.
The version of this that hurts most is efflorescence, the chalky white bloom that concrete pavers work out to their own surface. On an open surface it is temporary and it cleans off. Put a film over it and the arithmetic changes completely: the bloom is now sitting under a clear layer with nothing able to reach it, so a haze that would have cleared on its own becomes a permanent white cast across a surface you just paid to improve. If there is any bloom showing at all, it gets resolved through proper efflorescence removal before a can of sealer is opened. No exceptions, and no sealing it now and cleaning it later, because later does not exist once the film is down.
The same logic covers everything else. Oil, tannin, algae in the shaded corners, and the gray film that builds on any outdoor surface all come off first. Cleaning is genuinely half of a sealing job, and when somebody quotes a seal that sounds fast and cheap, cleaning is usually the half that got left out.
The white haze failure, and why timing decides it
The other way sealing goes wrong is moisture, and it is the one that catches good crews on bad days.
If a paver is still holding water when a film-forming sealer goes over it, that water is now trapped underneath. It cannot evaporate through the film the way it would through open concrete, so it collects at the boundary and scatters light, and you get a milky white blush. It can show up within hours or take a few days. Either way it is not something you buff out. It usually means stripping the sealer, letting the surface dry all the way through, and starting again.
Which is why the surface has to be genuinely dry, not surface dry. Down here that means watching the forecast, giving a washed surface real time rather than the minimum, keeping irrigation off the zone for a couple of days, and being willing to walk away and come back. We have rescheduled plenty of seal days over an afternoon storm cell. That call costs a day. The alternative costs the whole job.
Pool decks, where slip is the whole conversation
Around water, the finish question stops being about looks.
Wet feet on a glossy surface next to a pool is a bad combination, and it is worse on a deck with any fall to it or a set of steps. This is where a fine grit additive earns its place. It gets mixed into the sealer before it goes down and gives the cured film texture you can feel without making the deck unpleasant to lie on. Done right you notice it barely at all with your hand and considerably with a wet foot.
The other pool-specific piece is what the water does to the finish. Chlorinated splash-out and salt systems both work on a sealed surface, and the zone within a couple of feet of the coping takes far more of that than the rest of the deck. That band tends to be the first place a finish gives up, which is worth knowing before you decide the whole deck failed early. Our pool deck sealing gets specified for the water as much as for the look.
Travertine is its own case. It is natural stone, it is already comfortable underfoot in August, and plenty of travertine decks are best left with a penetrating product or nothing at all. We will tell you when that is the right answer even though it is the smaller job.
When the answer is do not seal yet
Brand new concrete pavers are the clearest case for waiting. A fresh unit is still curing and still working salt out toward the surface. Put a film over it while that is happening and you have sealed the process in place with nowhere for it to go. The bloom that would have cleared on its own becomes permanent.
Give a new installation a proper stretch of weather first, usually the better part of a year in this climate, and let it get its first rains and its first cleaning. Then seal it knowing what the surface actually is. We install plenty of driveways where the owner asks about sealing on the last day, and the honest answer is to enjoy it as it is for now and call us when it has been through a wet season.
The other case is a surface that is moving. If there are rocking units, a dip in the field, or a border that has crept out of line, that is a repair conversation before it is a finish conversation. Seal a moving surface and you have spent money on the one part of the problem you could see. Fix what is under it, let the repair settle in, and seal the whole thing at once so it comes out looking like one surface instead of a patchwork. Common questions about paver sealing
Q. Does sealing make pavers slippery? A gloss or wet-look film does read as slicker when wet, and that is a genuine consideration around a pool, on steps, or on any sloped driveway. A fine grit additive mixed into the sealer solves it by giving the cured surface texture. Matte and penetrating finishes barely change the traction at all. If slip is your main worry, say so up front and we will steer the finish accordingly.
Q. My pavers went white after they were sealed. Can that be fixed? Usually, though it is not a quick job. A white blush is either moisture trapped under the film or efflorescence that got sealed over. Both require stripping the sealer off, correcting the underlying issue, letting the surface dry all the way through, and resealing. That is why we are careful about weather and cleaning before we start, because getting it right the first time is far less work than undoing it.
Q. How soon after a new paver installation should we seal? Not right away. Give the surface the better part of a year so the units finish curing and any mineral bloom works out and gets cleaned off. Sealing in the first weeks is the most common way people permanently trap a haze in a brand new driveway. Enjoy it unsealed for a season, then have it cleaned and sealed properly.
Q. Will sealing fix my sunken or wobbling pavers? No. Sealer is a finish measured in fractions of a millimeter, and settlement is happening in the base and the soil several inches down. A moving surface needs the base rebuilt and the units relaid, and that has to happen before anything gets sealed. Sealing over movement buys you a nicer looking problem.
Q. Do we have to seal at all? No, and we say that plainly. Sealing is a preference. Unsealed pavers can look good for decades with regular cleaning and joint sand kept topped up. What you give up is fade resistance, easier stain cleanup, and some help holding sand in heavy rain. Plenty of our clients skip it on shaded walkways and seal only the driveway.
