Screen Enclosure Pavers without the part that fails later

Floors cut clean to the enclosure track and drained inside it.

Why it matters

What actually goes wrong

When a paver surface goes wrong in Florida, the pavers are rarely the thing that failed. Water got into the base, the base moved, and the surface followed it down. Fix the surface only and you are back in two years.

Watch what one heavy afternoon storm does to a South Florida yard: a lot of water arrives at once, and it moves through sand that shifts as it goes. That is the load a paver base here has to survive every summer. Up north the same base would get an easier life.

The other thing that lifts pavers here is roots. Ficus, black olive, and a lot of the older shade trees run their roots shallow and wide, and they will follow the moisture right under a walkway.

That is why the schedule on our jobs is mostly spent on the part you will never see again. The surface takes a day or two. The ground it sits on takes the rest, and the ground is what you are actually paying for.

Scope

How we run this job

We come look at it

Before any pricing, we come see it. Our crew member walks the area with you and pays close attention to how water moves around it. What we tell you afterward is what we found, including when the job is smaller than you expected.

You get the plan in writing

Everything in writing up front: what we are doing, what it is made of, how long it takes, and what it costs. Nothing changes without you signing off on it.

We build the base first

Dig to depth, compact the aggregate in layers, screed the bedding. Nobody ever sees this part again, which is exactly why most failures start here.

Pavers go down and get cut in

Laying the field is the fast part. The care is in the cuts at the edges and the restraint that locks the whole field in place.

Joints get filled and the site gets cleaned

Joints filled and set, everything washed down, our own debris on our own truck. The site is yours again the same day we finish.

The detail

What salt air and a high water table do to a surface

Put a walkway’s base under a driveway and the driveway tells you soon enough. Tire tracks show up as ruts, the edges spread and pavers start to rock. A walkway that only carries people can live on a shallower base. A daily pickup needs more depth, and delivery trucks on a commercial drive need more than that. We size the base to the heaviest thing that will cross it.

A plate compactor only reaches so deep. That is why the base goes in as a series of lifts, each a few inches thick and compacted before the next one lands on top. Put the full depth down at once and the plate firms up the top and leaves the bottom loose. It feels solid when you walk it. Then over the first year or two, the loose layer underneath consolidates unevenly and the surface settles in patches.

When we pull up a sunken section on somebody else’s job, the pavers themselves are usually fine. The problem is below them. A paver surface is built in four layers: the pavers, a screeded course of sharp bedding sand, a base of compacted crushed aggregate, and the subgrade, which is the soil the property sits on. The base is the structural layer. If it was too thin or never compacted properly, the pavers on top simply followed it down.

A sunken paver is a symptom. The base under it is the disease.

Joint sand is the last step on a patio, which is exactly why it gets rushed. Polymeric sand binds once it is wet and resists washout better than plain sand, so it is what most jobs use now. The catch is the cleanup. It goes in dry, the surface gets swept properly, and the water goes on the way the manufacturer specifies. Skipping ahead is how a new patio ends up hazy.

The cheapest material on a patio may be the one that holds it together. Joint sand transfers load between pavers, and that transfer is what makes a field of loose units act as a surface. When joints wash out, each paver is left carrying its own load. That is exactly when they begin to rock, and rocking pavers crack.

Base depth

Set by what the surface carries, not by habit. A walkway and a truck-bearing drive are not the same excavation.

Compaction

A compactor can only reach so far down. That is why aggregate goes in lifts, each compacted on its own, instead of one deep pile with a firm crust on top.

Fall

The surface drops about an eighth to a quarter inch every foot away from the building. It feels level and drains like it should.

Living with it

What it asks of you afterwards

Upkeep on a well-built paver surface is light. Sweep leaves and debris off before they break down in the joints, top up the joint sand when it gets low, and call about any dip while it is still small. Most owners do little else.

The upside of sealing is mostly cosmetic and practical: richer color, easier cleanup, a bit more hold on the joint sand. The downside is commitment. A sealed surface needs another coat every few years, and once it starts wearing unevenly it can look patchy. We will give you our honest opinion on yours before you decide.

If one thing gets a phone call right away, make it a raised edge. Once a paver sits more than about a quarter inch above its neighbors, somebody is going to catch a toe on it. On a commercial property that is a liability issue, and it is a maintenance one too.

Clay brick is the long-game material. Fired clay keeps its color essentially forever, since the clay is the color. Expect a higher price and fewer shapes. In exchange, the surface should look about the same twenty years from now as it does the week we finish.

Travertine is the one people ask for around pools, and for a good reason: it stays noticeably cooler underfoot than concrete in direct sun. It is a natural stone, so there is variation between units, and it wants a sealer if it is somewhere that gets oil or heavy staining.

People drawn to porcelain usually want a surface that will not stain, and it comes close. Its density means it absorbs almost nothing. Expect the install to be slower and more exacting than concrete pavers, since the bed has to be precisely flat and every cut needs the right blade.

Watch for

The failures we get called out to fix

Every one of these looks fine on the last day of the job. That is why contractors keep getting away with them.

Laying over the old surface

Paving over an old surface is a lot like painting over rust. It goes quickly and costs little, and the problem underneath keeps working. If the base caused the first failure, the new surface will show it again within a season or so.

Skipping the geotextile

When we tear out a failed paver job, a muddy base with no fabric under it is a common sight. The soil and the stone have blended into one weak layer. That is exactly what separation fabric is there to prevent, and why resetting pavers on top of that mess never holds.

Using the wrong sand in the bedding

Beach sand and mason sand are round, so they roll under load like ball bearings. Bedding needs sharp, angular concrete sand that locks together and keeps pavers where they were set.

Sealing too early

Sealing is a timing job on new concrete pavers. They have to cure, and their efflorescence has to work out to the surface, before the sealer goes on. Rush it into the first month and the white haze gets sealed in.

The pavers are a wearing surface. The base is the building.

Questions

Common questions

How long does the job take

A typical screen enclosure pavers job runs two to five working days once we start. Base work is the slow part; laying the field goes quickly. Weather moves things, and in summer we plan around the afternoon storms rather than pretending they will not happen.

Do I need to be home while you work

No. Access and a working hose bib are all we need. We will keep you posted as the job goes, and if we uncover something we did not expect, you get a call that day so you can decide with us.

Will the new pavers match what I already have

You will know before we order anything. Plenty of repairs match exactly. Others come close, since concrete pavers shift color a little with sun and age and older lines get discontinued. When close is not good enough, we can move units from a less visible area onto the visible patch.

What happens to the old surface

Removal and disposal are included. We break out whatever is there now and take it off the property. Where we can get it to a recycler, the old concrete and pavers go there.

How do you keep it from settling again

A releveling that only lifts and resets the pavers will settle again, because whatever caused the dip is still there. Our fix starts underneath: rebuild the base in compacted layers, then sort out where the water is coming from, whether that is a downspout, a low grade or irrigation.

Do you cover Miami, FL

Absolutely. We are headquartered in Miami, FL and work there regularly. The quickest way to find out how soon we could start is a phone call to 786-717-9244.

Next step

Let us walk the property

A few photos tell us a lot. Email them, or just call and describe it, and you will get a straightforward answer about the problem and the fix. If waiting a year is the sensible move, that is what we will recommend.
