Paver Joint Repair done so it stays flat

Refilling and stabilizing joints so the field locks up again.

Piles of joint sand spread over a freshly laid paver driveway, Miami, FL
Why it matters

What actually goes wrong

The failure is almost always below the pavers. Sand washes out of the joints, water gets down into the bedding, the bedding migrates, and the surface drops. Everything you can see is downstream of that.

We build every base with one storm in mind: the afternoon downpour that drops two inches in an hour. The region’s sand over limestone drains fast in light rain and then suddenly cannot keep up. When that happens, water moves sideways through the base, and only a well-built one stays put.

Tree roots lift pavers here too. The usual culprits are ficus, black olive and older shade trees, whose shallow, wide roots follow moisture straight under a walkway and push it up from below.

None of this is visible in a finished photo, which is why the cheap version and the right version look identical on day one. They stop looking identical around year two.

Scope

How we run this job

We come look at it

Somebody from the crew comes out, stands on the problem, and tells you what is actually going on underneath it. No sales visit, just a look and an honest read.

You get the plan in writing

Scope, materials, schedule, and cost on paper before a shovel moves. The number you approve is the number, not an opening position.

We build the base first

Excavation to the depth this job actually needs, aggregate compacted lift by lift, bedding screeded flat. The slow part, and the part that decides whether the surface is still flat in ten years.

Pavers go down and get cut in

The field goes down to the pattern, edge cuts happen on site, and the perimeter gets a restraint so nothing creeps.

Joints get filled and the site gets cleaned

Joints filled and set, everything washed down, our own debris on our own truck. The site is yours again the same day we finish.

The detail

Working out what actually failed

Repair starts with diagnosis, not with lifting pavers. The surface tells you where it failed; it does not tell you why. Pull up a sunken section without answering the why and you have bought a season.

The usual why is water: a downspout discharging at an edge, an irrigation head hitting the same spot twice a day, or a neighboring grade sending runoff across a corner. Second most common is a root. Third is a base that was never compacted properly.

A good repair is invisible. That means keeping the units that came up, blending replacements so they do not read as a patch, and matching the joint sand so the repaired area does not sit a shade different from the field around it.

The pavers are a wearing surface. The base is the building.

People expect rain to be what wears out their pavers. In practice, a field with properly filled joints sheds most rainfall without trouble. The failures trace back to concentrated water: a gutter dumping at the border, irrigation hitting one spot day after day, or the neighboring lot draining across the corner.

Every paver surface we build is pitched away from the building at roughly an eighth to a quarter inch per foot. You will never feel that slope when you walk across it. Water does feel it, and it runs off the edge instead of sitting in puddles or heading back toward your foundation, which are the two ways a bad grade shows itself.

On a flat commercial lot, a channel drain across the low edge is often the cleanest answer. It catches sheet flow before it reaches a doorway or a parking stall. Where there is no fall to send water anywhere, a permeable section can let it soak through into a stone reservoir underneath, and sometimes the right move is regrading the planting bed alongside. We decide that during design, while it is still easy.

Base depth

Set by what the surface carries, not by habit. A walkway and a truck-bearing drive are not the same excavation.

Compaction

Thin layers, each one compacted before the next goes on. A thick dump with one pass of the plate leaves loose stone hiding under a firm skin.

Fall

Roughly an eighth to a quarter inch per foot. Flat surfaces hold puddles and backward ones send water at the foundation, so the slope always runs away from the building.

Living with it

What it asks of you afterwards

The thing worth acting on quickly is a trip hazard. A lifted edge of more than about a quarter inch is something somebody will catch a toe on, and on a commercial property that is a liability question as well as a maintenance one.

Pavers that went down on a proper base do not ask for much. Every so often, look at the joints. If the sand is low, refill it, and if leaves or dirt are packed in, clear them out. Watch for settling and deal with it while it is small.

Sealing is maintenance you sign up for. Once a surface is sealed, it looks best if it gets recoated every few years, and skipping that leaves it patchy. In exchange you get deeper color and stains that lift with less scrubbing. Some owners love that look. Others prefer pavers left natural. Either is a reasonable choice, and we will tell you which suits your surface.

Concrete pavers carry their color through the whole unit. Sun will mellow it slowly over the years, and there is no surface layer to wear off. Expect some shift in the first year or two while the paver finishes curing, which is normal. This is the material behind most of the driveways, patios and walkways we build, because it is predictable to lay and easy to match later.

Brick gives you fewer shapes to work with than concrete, and it costs more. Its advantage is color. Fired clay holds its color essentially forever, since there is nothing applied to wear away. For a surface meant to look unchanged in twenty years, that is the right call.

Concrete in the midday sun can get uncomfortable on bare feet. Travertine stays noticeably cooler, which is the main reason it is the paver people ask for around pools. The tradeoffs are that natural stone varies from piece to piece and that it should be sealed anywhere it is likely to get oil or heavy staining.

Watch for

The shortcuts that surface two years later

These are the mistakes you cannot catch by looking at a fresh install. That is exactly what keeps them in circulation.

Using the wrong sand in the bedding

Using whatever sand is on the truck is a common shortcut. Bedding has to be sharp, angular concrete sand, because rounded mason or beach sand lets pavers drift once weight goes on them.

Sealing too early

Of all the shortcuts, early sealing is one of the hardest to undo. A new concrete paver has to cure and let its efflorescence come out before sealing. Seal it in the first month and that white haze can stay under the sealer permanently.

Laying over the old surface

When someone asks us to pave over what they have, we look at the old surface first. If the base is why it failed, an overlay keeps that problem and puts a nicer face on it for a season. Quick and cheap, and still broken underneath.

Skipping the geotextile

Without a separation layer, the subgrade and the base slowly trade places. Soil particles ride water up into the stone while the stone presses down into the soil, and the base gets thinner every year. Surface repairs do nothing for that kind of settlement.

Water is what ends most paver surfaces, and it rarely arrives from the sky.

Questions

Common questions

What happens to the old surface

We break it out and haul it off. Concrete and old pavers go to a recycler where one is available. That is included in the scope, not added on after.

How do you keep it from settling again

Find the water first. In most cases a settled spot traces back to drainage, like a downspout emptying at the edge, and the base under it has washed or softened. Correct the drainage, rebuild that section of base, and the pavers go back down on something solid.

Do you work with HOAs and property managers

Regularly. We phase the work so residents can still reach their doors and parking while each section is rebuilt, and we fit into whatever approval process your board runs.

Do you cover Miami, FL

Yes, Miami is our home area. Tell us where the property is and what you are thinking about, and we will give you a realistic idea of when we could be there.

Is there a warranty

Yes. The written warranty is ours and covers how the job was built. The product warranty belongs to the paver manufacturer, and we include that paperwork. Some things sit outside our coverage, mainly new roots and changes to drainage, and we point those out clearly.

Can you work around my pool being open

Usually. Pool deck work gets staged so you keep a safe path and the water stays covered while we cut. If there is a stretch where the pool has to be off limits we tell you which days up front.

Next step

Let us walk the property

Send a couple of photos or just call. We will tell you what we think is going on, what it would take to fix, and whether it needs doing now or can wait.
