Porcelain Pavers that is still level in ten years

Dense, low-absorption, and close to stain-proof.

Why it matters

What actually goes wrong

Almost every paver problem we get called out to is a base problem wearing a surface disguise. The pavers themselves are fine. They are concrete or stone, and they will outlast most of us. What moves is what is underneath them.

Sunken driveway edges here usually trace back to groundwater. Much of the coast has a high water table, so water cannot drop very far before it starts moving laterally. That lateral movement is what works the sand loose from under the edge.

Then there are trees. A ficus or a black olive near a walkway sends roots out shallow and far, and the damp ground under pavers draws them in. Older shade trees do the same.

That is why the schedule on our jobs is mostly spent on the part you will never see again. The surface takes a day or two. The ground it sits on takes the rest, and the ground is what you are actually paying for.

Scope

How we run this job

We come look at it

You walk it with us. We look at the surface and where the water runs off it, then tell you what we honestly think, and that includes saying so when it is minor.

You get the plan in writing

Scope, materials, how long it takes, and what it costs, written down before anybody starts. No verbal numbers that change later.

We build the base first

Excavation to the depth this job actually needs, aggregate compacted lift by lift, bedding screeded flat. The slow part, and the part that decides whether the surface is still flat in ten years.

Pavers go down and get cut in

The field goes down to the pattern, edge cuts happen on site, and the perimeter gets a restraint so nothing creeps.

Joints get filled and the site gets cleaned

Joints filled and set, everything washed down, our own debris on our own truck. The site is yours again the same day we finish.

The detail

How the material changes the outcome

Availability is worth thinking about up front. Manufacturers discontinue lines. Buying a small overage of the same production run and keeping it somewhere dry is the cheapest insurance in this whole trade.

Absorption drives most of the durability difference. A dense, low-absorption unit takes less water in, so it stains less and is less affected by salt. That is most of why porcelain behaves the way it does.

Material choice changes four things at once: what it costs, how it feels underfoot, how it ages, and how easy it is to match in five years when something needs replacing.

The edge restraint is the piece nobody thinks about and the reason the field holds.

The cheapest material on a patio may be the one that holds it together. Joint sand transfers load between pavers, and that transfer is what makes a field of loose units act as a surface. When joints wash out, each paver is left carrying its own load. That is exactly when they begin to rock, and rocking pavers crack.

Joint sand is the last step on a patio, which is exactly why it gets rushed. Polymeric sand binds once it is wet and resists washout better than plain sand, so it is what most jobs use now. The catch is the cleanup. It goes in dry, the surface gets swept properly, and the water goes on the way the manufacturer specifies. Skipping ahead is how a new patio ends up hazy.

Fall

About an eighth to a quarter inch of fall per foot. Underfoot it reads as level. In a downpour it carries the water off and away from the house.

Restraint

A perimeter edge restraint is what stops the field creeping outward and the joints opening from the outside in.

Joint sand

Structural, not cosmetic. It transfers load between units, which is the whole reason a field of loose pavers behaves like a surface.

Living with it

What it asks of you afterwards

Upkeep on a well-built paver surface is light. Sweep leaves and debris off before they break down in the joints, top up the joint sand when it gets low, and call about any dip while it is still small. Most owners do little else.

The upside of sealing is mostly cosmetic and practical: richer color, easier cleanup, a bit more hold on the joint sand. The downside is commitment. A sealed surface needs another coat every few years, and once it starts wearing unevenly it can look patchy. We will give you our honest opinion on yours before you decide.

People walking across pavers are rarely looking at their feet, which is why a raised edge matters. More than about a quarter inch of lift is enough to catch a toe. Deal with that one quickly, especially on commercial property, where it is a liability concern along with a maintenance one.

Travertine is a natural stone, and it behaves like one. Color and texture shift from unit to unit, so a deck has a less uniform look than concrete pavers give you. It also stays cooler under bare feet in direct sun, which is why pool owners ask for it. Seal it if it is going to see oil or heavy stains.

Where it fits, porcelain is a very low-fuss surface to own. Spills sit on top instead of soaking in, because the material absorbs almost nothing. The work is all on the install side: precise base preparation, a perfectly even bedding course and careful cutting with the right blade.

Concrete pavers win on choice: they come in more shapes and colors than any other material we install. They also lay up consistently, which makes for a predictable job. The color runs through the whole unit, so it fades slowly and gently in the sun. Expect it to shift a bit in the first year or two as it cures out.

Watch for

The shortcuts that surface two years later

These shortcuts all pass a walk-through on day one. The problems arrive later, and that delay is why they stay common.

Skipping the geotextile

A separation fabric between the subgrade and the base stops the two from mixing. Without it, fine soil migrates up into the aggregate, the base loses its structure, and you get settlement that no amount of surface work will fix.

Using the wrong sand in the bedding

Cheap, rounded sand in the bedding layer is how pavers end up drifting. Mason sand and beach sand roll under load. Bedding should be sharp, angular concrete sand.

Sealing too early

Fresh concrete pavers push a white residue to the surface as they cure. That is efflorescence, and it needs to finish before any sealer goes on. Seal in the first month and the haze can end up permanently under the coat.

Laying over the old surface

Overlaying is tempting because it skips the tear-out and costs less up front. It also inherits every problem below. When the old surface failed because of the base, the new one is sitting on the same bad base and goes the same way.

Compaction in lifts is the difference between ten years and two.

Questions

Common questions

How long does the job take

A typical porcelain pavers job runs two to five working days once we start. Base work is the slow part; laying the field goes quickly. Weather moves things, and in summer we plan around the afternoon storms rather than pretending they will not happen.

Do I need to be home while you work

No need. Leave us access and water, and go about your day. Plenty of customers head out in the morning and come back to a finished section. Anything we did not expect gets a phone call that day.

Will the new pavers match what I already have

Often the best match is already on your property. When a new paver will not blend, we can pull units from a less visible area, use them on the visible patch, and put the new ones where nobody looks. Otherwise matches range from exact to close, because concrete pavers shift color a bit with sun and age.

What happens to the old surface

Removal and disposal are included. We break out whatever is there now and take it off the property. Where we can get it to a recycler, the old concrete and pavers go there.

How do you keep it from settling again

Settled pavers almost always point to something underneath. We trace it, whether it is drainage, a soft base or a root moving in, and fix that first. Pavers go back down only once the reason for the dip is gone.
