Pavers laid properly in Moore Haven
Moore Haven is Lake Okeechobee country, and the organic soils there need more excavation before anything gets built on them.

What we see on Moore Haven properties
Moore Haven is Lake Okeechobee country, and the organic soils there need more excavation before anything gets built on them.
Here is the honest version: a sunken paver is a symptom. The base under it lost material, usually to water, and the surface settled into the gap. Resetting the pavers without correcting the base just buys you a season.
Sand over limestone drains beautifully right up to the point where it stops draining. Across most of the region, that point arrives in a heavy afternoon storm, two inches in an hour. A base built properly rides it out. A weak one starts washing away a little at a time.
If a big tree is close by, its roots are a likely cause. The damp aggregate under a paver surface draws them in, and as they grow they push the pavers up out of line.
We are out this way most weeks, so a look at the property is usually a matter of days rather than months. If it turns out the honest answer is that it can wait, we will tell you that too.
How a job here runs
We come look at it
Somebody from the crew walks the property with you, looks at where water goes, and tells you what we actually see. If the fix is smaller than you were expecting, we will say so.
You get the plan in writing
Scope, materials, schedule, and cost on paper before a shovel moves. The number you approve is the number, not an opening position.
We build the base first
Excavation to the depth this job actually needs, aggregate compacted lift by lift, bedding screeded flat. The slow part, and the part that decides whether the surface is still flat in ten years.
Pavers go down and get cut in
Laying the field is the fast part. The care is in the cuts at the edges and the restraint that locks the whole field in place.
Joints get filled and the site gets cleaned
Joints filled and set, everything washed down, our own debris on our own truck. The site is yours again the same day we finish.

What local conditions do to a paver surface
That hazy film you sometimes see on a newer patio is usually polymeric sand that was rushed. The sand binds when it gets wet, so it has to go into the joints dry and be swept completely off the paver faces before any water touches it. Then it gets watered in exactly the way the manufacturer says. Skip the sweeping and the binder sets on the surface instead of in the joint.
Joint sand looks like filler between the pretty parts, and it does more work than anything else you can see. Sand packed into the joints is how one paver hands part of its load to the ones around it, and that sharing is what turns loose units into a surface. Lose the sand and the sharing stops. Each paver bears its own load, and that is exactly when rocking and cracking begin.
Compaction in lifts is the difference between ten years and two.
Sealing really is a preference, which is why you hear different opinions on it. Our view: it is worth it where the surface takes oil, food or heavy staining, and less worth it on a walkway that only sees foot traffic. A poorly chosen sealer can leave a glossy sheen or trap moisture underneath, so product choice matters as much as the decision itself.
Walk your pavers now and then and look along the edges. If any paver has lifted more than about a quarter inch, treat it as urgent, because that is the height where people start catching their toes. For anyone managing a commercial property, it is a liability matter as much as upkeep.
Small problems stay small on pavers if you catch them. A low spot fixed early is a quick reset. Left alone, it collects water and grows. Beyond watching for that, keeping the joints full and clean covers nearly everything a good install asks of you.
Restraint
A perimeter edge restraint is what stops the field creeping outward and the joints opening from the outside in.
Joint sand
Structural, not cosmetic. It transfers load between units, which is the whole reason a field of loose pavers behaves like a surface.
Separation
Geotextile between subgrade and base stops fine soil migrating up and destroying the aggregate structure.
What Moore Haven calls us for

What we tend to use around here
People drawn to porcelain usually want a surface that will not stain, and it comes close. Its density means it absorbs almost nothing. Expect the install to be slower and more exacting than concrete pavers, since the bed has to be precisely flat and every cut needs the right blade.
If you are unsure which material to choose, concrete pavers are the safe default. The range of shapes and colors is the widest of anything we install, and matching them for a repair or an addition down the road is easier than with any other paver. Know going in that the color moves a little during the first year or two as they cure out.
Clay brick is the long-game material. Fired clay keeps its color essentially forever, since the clay is the color. Expect a higher price and fewer shapes. In exchange, the surface should look about the same twenty years from now as it does the week we finish.
You can see this on almost any failing driveway. The middle usually looks fine and the outer two feet are a mess with wide joints and rocking units. That is not the edge wearing out faster, it is the edge restraint having failed and the field unlocking from the outside in.
The edge restraint is the piece nobody thinks about and it is what stops the whole field from spreading. Pavers work by interlock, which means each unit is held by its neighbors. Take away the restraint at the perimeter and the outermost course starts creeping outward, the joints open, the sand washes, and the failure marches inward from the edge.

The shortcuts that surface two years later
Each of these hides under a clean new surface. Since the owner cannot see them at the end, they keep getting done.
Skipping the geotextile
The base only works if it stays clean crushed aggregate. Fabric under it keeps the soil below from mixing in. Skip it and the two layers blend a little more every rainy season, and once enough soil has moved up, the base cannot carry the load and the pavers settle.
Using the wrong sand in the bedding
Beach sand and mason sand are round, so they roll under load like ball bearings. Bedding needs sharp, angular concrete sand that locks together and keeps pavers where they were set.
Sealing too early
Leave new concrete pavers unsealed through their first month. They are still curing, and efflorescence is still working out of them. Seal over that and the white haze can be locked under the sealer permanently.
Laying over the old surface
Overlaying is tempting because it skips the tear-out and costs less up front. It also inherits every problem below. When the old surface failed because of the base, the new one is sitting on the same bad base and goes the same way.
Water is what ends most paver surfaces, and it rarely arrives from the sky.
Common questions
What happens to the old surface
Removal and disposal are included. We break out whatever is there now and take it off the property. Where we can get it to a recycler, the old concrete and pavers go there.
How do you keep it from settling again
The answer depends on what made it settle, which is why we look before we price it. Drainage problems get corrected and a failed base gets dug out and rebuilt, and if a root is pushing, it gets dealt with too. Then the pavers go back down on a base with a reason to stay put.
Do you work with HOAs and property managers
Your rules come first. We regularly work for associations and property managers, which means board timelines and submittals are routine for us. Share your approval process and we will schedule the work, in phases if needed, so residents keep access.
Do you cover Moore Haven, FL
Yes. Moore Haven, FL is inside our regular working area and we are out that way most weeks. Call and we will tell you honestly when we could get to you.
Is there a warranty
Yes. Get any contractor’s warranty in writing and read what it excludes. Ours is written and covers our workmanship. It is also clear about its limits, like a root that arrives later or a drainage change. The pavers have separate manufacturer coverage, and we give you those papers.
Can you work around my pool being open
Usually. Pool deck work gets staged so you keep a safe path and the water stays covered while we cut. If there is a stretch where the pool has to be off limits we tell you which days up front.
Tell us what you are looking at
A few photos tell us a lot. Email them, or just call and describe it, and you will get a straightforward answer about the problem and the fix. If waiting a year is the sensible move, that is what we will recommend.
