HOA Paver Installation that is still level in ten years

HOA work with the board updates and phasing that come with it.

Why it matters

What actually goes wrong

Almost every paver problem we get called out to is a base problem wearing a surface disguise. The pavers themselves are fine. They are concrete or stone, and they will outlast most of us. What moves is what is underneath them.

The soil here is sand, and sand moves when water flows through it. Add South Florida’s habit of dropping a lot of rain in a short burst and the base under a paver surface is working much harder than it would up north. That is why the base gets so much of our time.

The second common cause is roots. Shallow, wide root systems on ficus, black olive and older shade trees head toward moisture, and the ground under a walkway holds plenty of it.

We would rather lose a bid than skip the base work, because the base work is the job. Everything above it is finish.

Scope

How we run this job

We come look at it

Before any pricing, we come see it. Our crew member walks the area with you and pays close attention to how water moves around it. What we tell you afterward is what we found, including when the job is smaller than you expected.

You get the plan in writing

Everything in writing up front: what we are doing, what it is made of, how long it takes, and what it costs. Nothing changes without you signing off on it.

We build the base first

Excavation to the depth this job actually needs, aggregate compacted lift by lift, bedding screeded flat. The slow part, and the part that decides whether the surface is still flat in ten years.

Pavers go down and get cut in

The field goes down to the pattern, edge cuts happen on site, and the perimeter gets a restraint so nothing creeps.

Joints get filled and the site gets cleaned

Sand swept in and compacted, the surface washed down, and the property left the way we found it. We haul our own debris.

The detail

What changes on a commercial property

Accessibility is not optional on commercial property. Slopes, transitions and detectable warnings are code, and a resurfacing job that quietly changes a slope can put a compliant property out of compliance.

Commercial work is a sequencing problem as much as a construction one. The property has to keep operating, which means phasing, temporary routing, and being honest about which days a given area is genuinely unusable.

Load cases are different too. Delivery vehicles, dumpster trucks and fire apparatus all cross surfaces that look residential, and a base built for cars fails quickly under them. The dumpster pad is almost always the first thing to go.

A sunken paver is a symptom. The base under it is the disease.

When we look at an older paver surface, the joints are one of the first things we check. That sand transfers load from paver to paver, so a field of separate units works as a single surface. Where joints have washed out, each paver is carrying its own load, and that is the spot where they start rocking and cracking. Empty joints are the early warning.

That hazy film you sometimes see on a newer patio is usually polymeric sand that was rushed. The sand binds when it gets wet, so it has to go into the joints dry and be swept completely off the paver faces before any water touches it. Then it gets watered in exactly the way the manufacturer says. Skip the sweeping and the binder sets on the surface instead of in the joint.

Restraint

A perimeter edge restraint is what stops the field creeping outward and the joints opening from the outside in.

Joint sand

Structural, not cosmetic. It transfers load between units, which is the whole reason a field of loose pavers behaves like a surface.

Separation

Geotextile between subgrade and base stops fine soil migrating up and destroying the aggregate structure.

Living with it

What it asks of you afterwards

A well-laid surface mostly looks after itself. What it does need is joints that stay full, so add sand when you see it dropping, and attention to any low spot before it spreads. Catching settling early keeps the repair small.

Plenty of good paver jobs are never sealed. Unsealed concrete pavers weather to a softer color and the joints still do their job if they are kept topped up. Sealing earns its keep where stains are likely, around a grill or under a parked car, and where you want a darker, richer color. Ask us and we will give you a straight read on your surface.

If one thing gets a phone call right away, make it a raised edge. Once a paver sits more than about a quarter inch above its neighbors, somebody is going to catch a toe on it. On a commercial property that is a liability issue, and it is a maintenance one too.

If staining is your main worry, porcelain is close to stain-proof. It absorbs almost nothing. It asks more of the installer than most materials, though: an uneven bed shows through, so base work has to be precise, and cutting it cleanly takes the proper blade and some patience.

Pick a paver at random from our jobs and it is probably concrete. You get the widest pick of shapes and colors, and a unit that lays predictably. Because the color is mixed into the concrete, it fades slowly with sun and does not peel or wear away. Early on it does drift a little as the pavers finish curing.

Clay brick ages without changing color. The color is the fired clay, so sun has nothing to bleach out. It is more expensive and the shape options are narrower, and for a surface you want looking the same in twenty years, it is hard to beat.

Watch for

What we see when somebody else did it

On the day the job wraps, all of these look like good work. The damage comes later, so the habits never get corrected.

Using the wrong sand in the bedding

Cheap, rounded sand in the bedding layer is how pavers end up drifting. Mason sand and beach sand roll under load. Bedding should be sharp, angular concrete sand.

Sealing too early

Sealer works like a lid. Put it on a new concrete paver too early, in the first month, and whatever efflorescence has not come out yet gets trapped underneath as a permanent white haze. Let the pavers cure first.

Laying over the old surface

Paving over an old surface is a lot like painting over rust. It goes quickly and costs little, and the problem underneath keeps working. If the base caused the first failure, the new surface will show it again within a season or so.

Skipping the geotextile

This one cannot be checked after the fact. Once the pavers are down, nobody can see whether there is fabric under the base. If there is not, fine soil gradually moves up into the aggregate and weakens it, and the settling that follows takes a full rebuild to fix.

The pavers are a wearing surface. The base is the building.

Questions

Common questions

What happens to the old surface

That part is on us. The existing surface gets broken out and hauled off the property, and concrete and pavers go to recycling when there is a recycler in the area. It is covered in the scope you sign.

How do you keep it from settling again

We find out why it sank before we touch it. Resetting pavers on the same weak base or over the same wet spot only buys you a little time. Usually the cure is better drainage and a properly rebuilt base, and sometimes it means dealing with a root or a downspout.

Do you work with HOAs and property managers

Regularly. We are used to submittals, board timelines, and phasing work so residents keep access. Tell us what your approval process looks like and we will work inside it.

Do you cover Miami, FL

We do. Miami, FL is home base for us, and our crews are in the area most weeks. Call with what you have in mind and we will be straight with you about timing.

Is there a warranty

Yes, and you get it on paper. It covers the work we did. The paver manufacturer backs the product separately, and we make sure you have their paperwork too. What a warranty will not cover, like a root that grows in later or a change in how water moves across the property, we will spell out plainly.

Can you work around my pool being open

Usually. Pool deck work gets staged so you keep a safe path and the water stays covered while we cut. If there is a stretch where the pool has to be off limits we tell you which days up front.

Next step

Have somebody come look at it

Photos only tell us so much. Standing on the surface tells us the rest. One of us will come out, walk the property with you, check where the water runs, and put what we find in writing.
