Florida Pool Paver Installation done so it stays flat

Deck work built for Florida sun, chlorine and afternoon storms.

Why it matters

What actually goes wrong

Here is the honest version: a sunken paver is a symptom. The base under it lost material, usually to water, and the surface settled into the gap. Resetting the pavers without correcting the base just buys you a season.

Why does base work get so much attention here? South Florida pairs loose, sandy ground that shifts with moving water with rain that falls hard and fast. A drier climate lets a weak base hide. Here, every summer is an inspection.

A lifted section near a tree is usually the roots. The base under pavers holds moisture, so roots grow into it and push the surface up as they get bigger.

That is why the schedule on our jobs is mostly spent on the part you will never see again. The surface takes a day or two. The ground it sits on takes the rest, and the ground is what you are actually paying for.

Scope

How we run this job

We come look at it

If the problem turns out smaller than you feared, you will hear that from us. We walk the property with you, look at where water is going, and tell you plainly what we see.

You get the plan in writing

Scope, materials, how long it takes, and what it costs, written down before anybody starts. No verbal numbers that change later.

We build the base first

Dig to depth, compact the aggregate in layers, screed the bedding. Nobody ever sees this part again, which is exactly why most failures start here.

Pavers go down and get cut in

Laying the field is the fast part. The care is in the cuts at the edges and the restraint that locks the whole field in place.

Joints get filled and the site gets cleaned

Sand swept in and compacted, surface washed, debris hauled by us. You get the property back the way we found it, minus the problem.

The detail

What salt air and a high water table do to a surface

Each layer has one job. The pavers take foot traffic and tires and spread that weight across a wider area. The sand bedding under them, sharp sand screeded dead flat, sets their height and keeps them level with each other. The compacted aggregate base below does the real structural work. The subgrade at the bottom is your native soil, and our job there is mostly to keep water from softening it. When a surface fails, it is almost always one of the hidden three.

Depth is decided by what the surface has to carry. A walkway that only ever sees people can sit on a shallower base than a driveway that takes a loaded pickup every day, and a commercial drive that takes delivery trucks needs more again. Anybody who quotes the same base depth for a garden path and a driveway is not measuring, they are guessing.

We do not move on to the next layer of base until the one below it is compacted. Each lift is a few inches of aggregate. It is slower than filling the excavation and running a plate over the top, and that is precisely why the faster method is so common: on day one, both look identical. The difference shows up a year later as patchy settlement.

Water is what ends most paver surfaces, and it rarely arrives from the sky.

Polymeric sand is a sequence job. Fill the joints while everything is dry. Sweep the paver faces clean, properly, before any water comes near. Then wet it the way the manufacturer specifies, no more and no less. Done in that order it binds in the joints and holds up to washout better than plain sand. Done fast, it binds where it was left, including on top of the pavers.

When we look at an older paver surface, the joints are one of the first things we check. That sand transfers load from paver to paver, so a field of separate units works as a single surface. Where joints have washed out, each paver is carrying its own load, and that is the spot where they start rocking and cracking. Empty joints are the early warning.

Separation

Geotextile between subgrade and base stops fine soil migrating up and destroying the aggregate structure.

Base depth

Set by what the surface carries, not by habit. A walkway and a truck-bearing drive are not the same excavation.

Compaction

The base is built in lifts with compaction between each one. A base dumped in one load and run over quickly only has a crust holding it together.

Living with it

What it asks of you afterwards

Sealing really is a preference, which is why you hear different opinions on it. Our view: it is worth it where the surface takes oil, food or heavy staining, and less worth it on a walkway that only sees foot traffic. A poorly chosen sealer can leave a glossy sheen or trap moisture underneath, so product choice matters as much as the decision itself.

Walk your pavers now and then and look along the edges. If any paver has lifted more than about a quarter inch, treat it as urgent, because that is the height where people start catching their toes. For anyone managing a commercial property, it is a liability matter as much as upkeep.

Upkeep on a well-built paver surface is light. Sweep leaves and debris off before they break down in the joints, top up the joint sand when it gets low, and call about any dip while it is still small. Most owners do little else.

People drawn to porcelain usually want a surface that will not stain, and it comes close. Its density means it absorbs almost nothing. Expect the install to be slower and more exacting than concrete pavers, since the bed has to be precisely flat and every cut needs the right blade.

Concrete pavers win on choice: they come in more shapes and colors than any other material we install. They also lay up consistently, which makes for a predictable job. The color runs through the whole unit, so it fades slowly and gently in the sun. Expect it to shift a bit in the first year or two as it cures out.

Sun fades color that was added to a material. Clay brick has none added: its color is the fired clay, which is why it holds essentially forever. It runs more expensive and offers fewer shapes, and it suits anyone who wants the same look in twenty years.

Watch for

What we see when somebody else did it

These shortcuts all pass a walk-through on day one. The problems arrive later, and that delay is why they stay common.

Sealing too early

Sealing is a timing job on new concrete pavers. They have to cure, and their efflorescence has to work out to the surface, before the sealer goes on. Rush it into the first month and the white haze gets sealed in.

Laying over the old surface

Before paving over anything, ask why the old surface failed. If the answer is the base, a new surface on top of it is borrowing time. It goes down fast and cheap, and the same problem comes back through it.

Skipping the geotextile

The base only works if it stays clean crushed aggregate. Fabric under it keeps the soil below from mixing in. Skip it and the two layers blend a little more every rainy season, and once enough soil has moved up, the base cannot carry the load and the pavers settle.

Using the wrong sand in the bedding

Bedding sand that is round acts like a layer of ball bearings. Pavers set on mason or beach sand drift under load. Sharp, angular concrete sand stays put.

If nobody talks to you about drainage, they are quoting a different job.

Questions

Common questions

Do I need to be home while you work

No need. Leave us access and water, and go about your day. Plenty of customers head out in the morning and come back to a finished section. Anything we did not expect gets a phone call that day.

Will the new pavers match what I already have

On a small repair in the middle of an older patio, the new units have to sit right next to weathered ones. Concrete pavers change color a little with sun and age, so we look for the closest match and tell you honestly how close it is. If it falls short, borrowing pavers from a less visible area is one option.

What happens to the old surface

Removal and disposal are included. We break out whatever is there now and take it off the property. Where we can get it to a recycler, the old concrete and pavers go there.

How do you keep it from settling again

A releveling that only lifts and resets the pavers will settle again, because whatever caused the dip is still there. Our fix starts underneath: rebuild the base in compacted layers, then sort out where the water is coming from, whether that is a downspout, a low grade or irrigation.

Do you work with HOAs and property managers

Regularly. We are used to submittals, board timelines, and phasing work so residents keep access. Tell us what your approval process looks like and we will work inside it.

Do you cover Miami, FL

Absolutely. We are headquartered in Miami, FL and work there regularly. The quickest way to find out how soon we could start is a phone call to 786-717-9244.

Next step

Tell us what you are looking at

A few photos tell us a lot. Email them, or just call and describe it, and you will get a straightforward answer about the problem and the fix. If waiting a year is the sensible move, that is what we will recommend.
