Patios

Brick Paver Patios that is still level in ten years

Clay brick patios that weather without losing their color.

Raised paver patio set on a block edge behind a house, Miami, FL
Why it matters

What actually goes wrong

The failure is almost always below the pavers. Sand washes out of the joints, water gets down into the bedding, the bedding migrates, and the surface drops. Everything you can see is downstream of that.

On the coast we design for water that moves sideways. The water table sits high in a lot of places, which leaves rain little room to soak downward. It travels across instead, and that is the movement that strips sand from under a driveway’s edge.

The other thing that lifts pavers here is roots. Ficus, black olive, and a lot of the older shade trees run their roots shallow and wide, and they will follow the moisture right under a walkway.

None of this is visible in a finished photo, which is why the cheap version and the right version look identical on day one. They stop looking identical around year two.

Scope

How we run this job

We come look at it

Before any pricing, we come see it. Our crew member walks the area with you and pays close attention to how water moves around it. What we tell you afterward is what we found, including when the job is smaller than you expected.

You get the plan in writing

Everything in writing up front: what we are doing, what it is made of, how long it takes, and what it costs. Nothing changes without you signing off on it.

We build the base first

The step most likely to get rushed is the one we slow down on. Excavation to proper depth, aggregate compacted in lifts, and a screeded bedding layer go in first. That buried base is what keeps the surface flat for a decade.

Pavers go down and get cut in

Field laid to the pattern, edges cut on site, and a restraint set around the perimeter so the field cannot creep.

Joints get filled and the site gets cleaned

Joints filled and set, everything washed down, our own debris on our own truck. The site is yours again the same day we finish.

The detail

What makes a patio last

Furniture is the quiet load. Table and chair legs concentrate weight on a tiny footprint and will dish an under-compacted patio in a season. Sun umbrellas with heavy bases are the usual culprit.

A patio carries people and furniture rather than vehicles, so the base can be shallower than a driveway. What it cannot be is badly drained. A patio that holds water grows algae, gets slick, and pushes moisture back at the house.

Fall away from the building is the whole game. A patio wants a gentle slope carrying water into the yard, never toward a slab or a door threshold. On a tight lot with no fall available that means a channel drain or a permeable section built in from the start.

Compaction in lifts is the difference between ten years and two.

Irrigation is the one people overlook. A sprinkler head that hits the same few feet of paver twice a day keeps that part of the base saturated, and over time the sand underneath washes. Downspouts discharging at the edge and runoff coming off a neighboring grade do the same. The rain itself, landing on a well-jointed surface, is rarely the problem.

An eighth to a quarter inch per foot does not sound like much, and walking on it you would swear the surface is level. That small, steady drop away from the building is what carries water off. A flat surface holds puddles. A surface sloped the wrong way delivers runoff to the foundation, which is a far bigger problem.

Getting water off the pavers is half of the drainage job on a commercial property. The other half is deciding where it lands. On a tight lot with no fall to spare, we usually choose between a channel drain at the low edge, a permeable section that lets water through to a stone reservoir, and a regrade of the planting bed next door. Building that in now costs less than coming back for it.

Fall

Away from the building, always, at about an eighth to a quarter inch per foot. That small slope decides where every storm ends up.

Restraint

A perimeter edge restraint is what stops the field creeping outward and the joints opening from the outside in.

Joint sand

Structural, not cosmetic. It transfers load between units, which is the whole reason a field of loose pavers behaves like a surface.

Living with it

What it asks of you afterwards

Walk your pavers now and then and look along the edges. If any paver has lifted more than about a quarter inch, treat it as urgent, because that is the height where people start catching their toes. For anyone managing a commercial property, it is a liability matter as much as upkeep.

A well-laid surface mostly looks after itself. What it does need is joints that stay full, so add sand when you see it dropping, and attention to any low spot before it spreads. Catching settling early keeps the repair small.

Most sealing problems come down to the product. A sealer that is wrong for the material can leave a plastic-looking shine or hold moisture under it, and that is hard to undo. The right one, applied at the right time, deepens the color and keeps joint sand in place. Sealing stays optional, and we give you a straight answer on whether it is worth it here.

Clay brick is the long-game material. Fired clay keeps its color essentially forever, since the clay is the color. Expect a higher price and fewer shapes. In exchange, the surface should look about the same twenty years from now as it does the week we finish.

Travertine is the one people ask for around pools, and for a good reason: it stays noticeably cooler underfoot than concrete in direct sun. It is a natural stone, so there is variation between units, and it wants a sealer if it is somewhere that gets oil or heavy staining.

Of everything we install for homeowners, porcelain is the newest. What it brings is density: it soaks up almost no water and resists staining better than nearly anything else. What it demands is precision, both in the base, which has to be truly even, and in the cutting.

Watch for

How this gets done badly

Every one of these looks fine on the last day of the job. That is why contractors keep getting away with them.

Sealing too early

Leave new concrete pavers unsealed through their first month. They are still curing, and efflorescence is still working out of them. Seal over that and the white haze can be locked under the sealer permanently.

Laying over the old surface

An overlay inherits everything beneath it. Settled spots and a soft base stay exactly where they were. If the base is what sank the old surface, the new layer just hides it for a season before the same failure comes back.

Skipping the geotextile

This one cannot be checked after the fact. Once the pavers are down, nobody can see whether there is fabric under the base. If there is not, fine soil gradually moves up into the aggregate and weakens it, and the settling that follows takes a full rebuild to fix.

Using the wrong sand in the bedding

If pavers are wandering out of line, check the bedding. It should be angular concrete sand with sharp grains. Rounded mason or beach sand rolls under load and lets them move.

The pavers are a wearing surface. The base is the building.

Questions

Common questions

Do I need to be home while you work

Not at all. With access to the site and a water source, we can work whether you are home or not. The one thing we will not do is make a big decision without you, so if something unexpected shows up, we phone you the same day.

Will the new pavers match what I already have

Sometimes exactly, sometimes closely. Concrete pavers change color a little with sun and age, and older lines get discontinued. If we cannot match, we will show you the options before we order anything, including pulling units from a less visible area to patch a visible one.

What happens to the old surface

Breaking out the old surface is the first stage of the job. It gets loaded and hauled off, and we recycle the concrete and old pavers when a recycler is in reach. That work is written into the scope.

How do you keep it from settling again

The answer depends on what made it settle, which is why we look before we price it. Drainage problems get corrected and a failed base gets dug out and rebuilt, and if a root is pushing, it gets dealt with too. Then the pavers go back down on a base with a reason to stay put.

Do you work with HOAs and property managers

Your rules come first. We regularly work for associations and property managers, which means board timelines and submittals are routine for us. Share your approval process and we will schedule the work, in phases if needed, so residents keep access.

Do you cover Miami, FL

It is our home turf. We are based in Miami, FL and out on jobs around it most weeks, so getting to you is rarely the hard part. Call and we will give you a real answer on dates.

Next step

Have somebody come look at it

Tell us when works and we will come stand on it. Walking the property and seeing where the water goes answers more than any amount of back and forth, and you get our findings written up.
