Everybody who lives here knows the afternoon. The sky goes gray around three, the wind picks up, and then it comes down hard enough that you cannot hear the person next to you. Twenty minutes later the sun is back out. That short, heavy pattern is the thing your yard has to handle, and it is very different from a slow drizzle that soaks in as it goes.
When we walk a property in Miami and the homeowner tells us “it puddles back there,” we are usually not looking at a paver problem. We are looking at a water problem that the pavers are being asked to solve. Those are two different conversations, and the honest one is worth having before anybody orders material.
What a hard South Florida rain actually does to a flat yard
Water moves fast in a downpour like ours because there is more of it arriving than the ground can take in. On a lawn with any real slope, that is fine. It runs off, finds a low spot, and disappears. On a flat yard, and most of ours are flat, it just sits. It spreads out until it finds the lowest square foot on the property and it stands there until it evaporates or seeps.
If that lowest square foot happens to be against your house, you have a real problem. Water standing at the base of a slab or against the bottom of a garage door does not need to be deep to cause trouble. It only needs to be there often. We have opened up driveways where the first two feet nearest the garage were sitting in soft, saturated base because the whole drive was pitched slightly toward the house instead of away from it. Nobody built it that way on purpose. It settled that direction over years and nobody watched it happen.
On an existing paver surface, standing water goes after the joints first. Sand between pavers is what locks the whole field together, and moving water lifts it out. You see the early version of it as small dark lines where the sand has dropped a quarter inch below the paver face. You see the late version as pavers that rock under your foot, because the sand that was holding them shoulder to shoulder is now in the grass twenty feet away.
The other thing a downpour does is find the seam between a hard surface and everything else. Where a patio meets a planting bed, where a walk meets the lawn, where a driveway meets the swale by the road. Water concentrates at those edges and starts carrying soil with it. Once an edge starts washing, it will keep washing every storm until somebody changes where the water goes.
Pitch is the design work nobody sees
Here is the part that gets skipped, and it is the part that decides whether the surface still looks right in ten years. Before we think about pattern or color or border, we figure out where the water is supposed to go.
Not where it currently goes. Where it is supposed to go. Those are usually different, and the gap between them is the whole job.
The rule is simple to say and easy to get wrong in practice: water leaves the house. Every hard surface touching a structure gets pitched away from it, and it keeps that pitch the entire run so the water has somewhere to arrive. That last part is what people miss. It is not enough to tilt the first few feet away from the wall. If the surface flattens out again ten feet along, you have just moved the puddle ten feet.
The pitch itself is subtle. Done right, you do not perceive it. You do not feel like you are standing on a hill and a patio table does not wobble. But it is there, and it is consistent, and on a really heavy afternoon it is doing all the work.
Getting that consistency is a base question, not a paver question. The pavers sit on a compacted base and a screeded sand bed, and the shape of that base is the shape the finished surface takes. If the base is right, the surface drains. If the base has a dip in it because somebody rushed the compaction, the finished patio will hold water over that dip forever, and no amount of sealing or joint sand will change it.
Why a paver field handles rain better than a slab, when it is built right
A poured slab is a lid. Water hits it and has exactly one option, which is to run to the edge. That is fine when the pitch is good and it is a headache when it is not, because a slab is not going to change its mind.
A paver field behaves differently. Every joint between pavers is a small seam, and on a properly built base a meaningful amount of water goes down through those joints instead of racing across the top. It hits the bedding layer and the compacted base underneath and works its way out through the sides. That takes pressure off the surface and it takes pressure off wherever the runoff was going to end up.
That is the honest advantage. It is not magic and it is not unlimited. In the middle of a real Miami downpour, more water is landing than any joint system is going to swallow, and the surface still needs pitch. But between the joints doing some of the work and the pitch doing the rest, you end up with a surface that clears fast instead of holding a sheet of water for an hour.
Permeable sections are worth mentioning because they get oversold. There are paver systems built specifically to move a lot of water down into an engineered stone reservoir underneath. They work. They are genuinely good in the right spot, usually the low corner of a property or a section that has always been the problem area. What they need is the right base build under them, which is deeper and uses different stone than a standard install, and they need the surrounding grade to actually feed water toward them. Putting a permeable section at the high end of a yard accomplishes nothing except costing more. We will tell you when it makes sense and we will tell you when it does not.
Channel drains and catch basins: planned in, or bolted on
Sometimes the grade cannot do the job by itself. The house sits low, or there is a wall, or the neighbor’s yard drains into yours and you are stuck receiving it. That is when you put in a drain, and there are two ways that ends up looking.
The planned version: the channel drain is part of the layout from the start. It runs along the low edge of the driveway or across the mouth of the garage, and the paver courses are cut to meet it cleanly on both sides. The grate line reads as a deliberate stripe in the pattern. Somebody looking at it sees a design element. We set the drain first, we build the field to it, and the cuts land where they are supposed to land.
The retrofit version: somebody finished a driveway, discovered the water problem the first storm, and came back to cut a trench through it. Now there is a saw line through the middle of the pattern, the cut pavers on either side are whatever width the trench left them, and the grate sits either slightly high or slightly low compared to the surface around it. It functions. It never looks like it was meant to be there.
Catch basins are the same story on a smaller scale. A basin at a genuine low point, tied into a line that carries water out to a swale or an approved outlet, is the right answer for a spot that will always collect. Set into the field during the install, it disappears. Added later, it is a patch.
The point is not that retrofits are wrong. Sometimes a house has an existing surface worth keeping and a drainage fix is exactly what it needs, which is a good part of what we do on drainage correction work. The point is that if you are already replacing the surface, this is the cheapest moment in the entire life of that surface to solve it properly.
The sprinkler head that is quietly wrecking one corner
This one surprises people. We show up for a repair on a patio corner that has sunk an inch, and the storms get blamed. Then we watch the irrigation run and there is a head twelve feet away throwing water at the same eighteen inches of edge every single morning.
Rain is heavy but it is occasional. Irrigation is light but it is relentless. A misaimed head soaking one section of paver edge daily for two years will move more material out of that spot than a hurricane season will. It saturates the base under the edge, softens it, and every car tire or footstep after that presses the softened area down a little further.
Look for it. Walk your property while the zones are running and watch where the spray actually lands, not where you think it lands. Heads drift out of alignment. Landscaping grows and deflects a pattern into a place it never used to hit. If you find water landing on hardscape edge instead of on plants, that is a five minute fix that prevents a real repair later.
The related one is a downspout dumping onto a paver surface with no place to go. All the roof water off one plane of a house arriving at a single point is a lot of concentrated volume. Either extend the downspout past the hardscape or tie it into a line that carries it somewhere. Do not let it land on the pavers and figure itself out.
The pool deck splash zone is its own problem
Pool decks get water differently. It is not weather, it is people. Somebody climbs out on the same side every time, walks the same path to the same chair, and that path is wet for hours a day all summer.
That constant wetting matters in a few ways. Joint sand in the heavy traffic path around a pool takes more abuse than joint sand anywhere else on a property, so it is the first thing to check when a deck starts feeling loose. Surface texture matters more too, because a wet paver that is fine to walk on dry is a different surface with bare feet and pool water on it. And the pitch on a pool deck is a real design constraint, because deck water has to leave the deck without heading straight back into the pool and without pooling behind the coping where nobody sees it sitting.
The coping edge is where we spend the most attention. Water sitting between the coping and the first course of deck pavers is out of sight and it is working on the base underneath the whole time. Good pitch and a properly set coping line keeps that seam clearing instead of holding.
What to walk out and look at after the next big storm
You will learn more about your property in the fifteen minutes after a heavy rain than in any other fifteen minutes of the year. Go look while it is still wet, because once it dries out the evidence is gone.
- Where is water actually standing, and how long does it take to go? A puddle gone in ten minutes is a surface doing its job. A puddle still there after an hour is a low spot that will be a problem area for as long as it exists.
- Is there water against the house, the garage, or a wall? That one gets fixed regardless of what else is going on.
- Which joints look emptied out? Dark recessed lines mean sand is leaving. Note where those are, because they tell you the path the water is taking across the surface.
- Is there sand, soil, or gravel fanned out onto the grass or into a bed? That is your surface material, and it came from somewhere upstream of where you found it.
- Does any paver rock or click under your weight that did not before? Water moved something under it.
- Where do the edges look undercut, especially where hardscape meets lawn or planting bed?
Take a couple of photos while it is wet. When we come out to look at a job, photos of the property mid storm tell us more than anything we can see on a dry Tuesday. We can read grade and elevation on site, but we cannot see where your water actually goes on a sunny day, and you can.
Questions we get about pavers and rain
Q. Will a new paver driveway fix my standing water? It will if the water problem is a grade problem and we regrade the base to send water where it belongs. It will not if we lay a new surface over the same shape that is causing it. That is why we start with where the water is supposed to go rather than with the pavers, and it is why we would rather tell you up front that a job needs drainage work than have you find out the first afternoon it rains.
Q. Do permeable pavers mean I do not need drains or pitch? No, and anyone who tells you otherwise is selling. Permeable systems move a real volume of water into a stone reservoir under the surface, which is a genuine help in the right location. But our rain arrives faster than any joint can take it in, so the surface still needs pitch, and the reservoir still needs the surrounding grade feeding it. Permeable is one tool in the plan, not a replacement for the plan.
Q. My joint sand keeps washing out. Is that a sand problem or a water problem? Almost always water. Sand washes out where water is moving across the surface with force or standing on it long enough to lift it. You can refill joints and stabilize them, and we do, but if the same joints empty again next season the surface is telling you it has a path across it that needs to be redirected. Fix the path and the sand stays.
Q. Can you tie a channel drain into an existing paver driveway? Yes, and we do it fairly often. We cut in the trench, set the drain to the right elevation, run the outlet, and reset the pavers around it. It works and it solves the problem. It will always be a bit more visible than one installed with the original field, so if you happen to be planning a replacement anyway, that is the moment to build it in properly.
Q. How much slope does a paver patio need? Enough that water leaves, consistently, the whole run, and not so much that furniture leans or the surface feels tilted. It is a smaller number than most people picture, and the hard part is holding it evenly across the entire area rather than the number itself. That is base work and screed work, and it is where experience shows up.
