Pavers laid properly in Jupiter

Jupiter is coastal exposure plus a lot of outdoor living space, so pool decks and lanais are the bulk of what gets asked for.

What we see on Jupiter properties

Jupiter is coastal exposure plus a lot of outdoor living space, so pool decks and lanais are the bulk of what gets asked for.

When a paver surface goes wrong in Florida, the pavers are rarely the thing that failed. Water got into the base, the base moved, and the surface followed it down. Fix the surface only and you are back in two years.

Summer rain in South Florida tends to show up all at once, and it lands on sandy ground that shifts when water runs through it. That combination puts more pressure on a paver base than a drier climate ever would. A base that would pass up north gets tested here every year.

Look at what is planted nearby. A ficus, a black olive or an older shade tree can lift a walkway from a surprising distance, since their roots run shallow and wide and follow moisture underneath.

We are out this way most weeks, so a look at the property is usually a matter of days rather than months. If it turns out the honest answer is that it can wait, we will tell you that too.

How it goes

How a job here runs

We come look at it

Somebody from the crew comes out, stands on the problem, and tells you what is actually going on underneath it. No sales visit, just a look and an honest read.

You get the plan in writing

Scope, materials, schedule, and cost on paper before a shovel moves. The number you approve is the number, not an opening position.

We build the base first

Excavation to the depth this job actually needs, aggregate compacted lift by lift, bedding screeded flat. The slow part, and the part that decides whether the surface is still flat in ten years.

Pavers go down and get cut in

The field goes down to the pattern, edge cuts happen on site, and the perimeter gets a restraint so nothing creeps.

Joints get filled and the site gets cleaned

Sand swept in and compacted, the surface washed down, and the property left the way we found it. We haul our own debris.

What we run into on properties nearby

The difference between a base that holds and one that sinks often comes down to a bit of extra time. Building it in lifts means spreading aggregate a few inches at a time and compacting each layer fully. Skipping that saves time on the day and costs the owner later, when a crust that was compacted only at the top lets the loose stone under it settle. You cannot see which method was used once the pavers are down.

A field of loose pavers only works because of what is under it. The pavers spread a load out sideways. The bedding course, a thin layer of sharp sand screeded perfectly flat, gives each one an even seat. Below that the compacted crushed aggregate base takes the weight and passes it down over a wider area, so the subgrade, your own soil, never feels the full point load of a tire. Take out the base and the pavers are just a pile of blocks.

Short version: the base gets as deep as the load needs. Foot traffic is light, so a walkway sits on a shallower base. A driveway is a different job the moment a loaded pickup parks on it every day, and a commercial drive taking delivery trucks is a bigger one again. We measure for the heaviest of those your surface will see. A contractor who quotes a garden path and a driveway at the same depth skipped that step.

The edge restraint is the piece nobody thinks about and the reason the field holds.

The rain that falls on your pavers is the least of it. A well-jointed surface sheds most of that. The water that undermines a base is water delivered to one spot again and again, from a gutter downspout, an irrigation head, or the slope of the property next door. We look for those sources on every walk.

Every paver surface we build is pitched away from the building at roughly an eighth to a quarter inch per foot. You will never feel that slope when you walk across it. Water does feel it, and it runs off the edge instead of sitting in puddles or heading back toward your foundation, which are the two ways a bad grade shows itself.

The question to ask is where the water ends up after it leaves the pavers. On a commercial site that answer drives part of the design. A tight lot with no fall available might need a channel drain at the low edge, a permeable section draining into a stone reservoir, or a regraded planting bed. Building any of them during the install beats cutting the job back open later.

Base depth

Set by what the surface carries, not by habit. A walkway and a truck-bearing drive are not the same excavation.

Compaction

Thin layers, each one compacted before the next goes on. A thick dump with one pass of the plate leaves loose stone hiding under a firm skin.

Fall

We pitch the surface roughly an eighth to a quarter inch per foot away from the building, enough to shed water without anyone noticing a slope.

Materials

What we tend to use around here

Porcelain is the material where installer skill shows most. It is dense and close to stain-proof, yet it will not hide an uneven bed, and it takes the right blade and patience to cut cleanly. It has only come into residential work fairly recently.

Concrete pavers carry their color through the whole unit. Sun will mellow it slowly over the years, and there is no surface layer to wear off. Expect some shift in the first year or two while the paver finishes curing, which is normal. This is the material behind most of the driveways, patios and walkways we build, because it is predictable to lay and easy to match later.

If budget is tight, clay brick is usually not where we start, since it costs more and comes in fewer shapes. If the priority is a surface that looks the same in twenty years, it is the answer. Its color is the fired clay, and that does not fade.

The edge restraint is the piece nobody thinks about and it is what stops the whole field from spreading. Pavers work by interlock, which means each unit is held by its neighbors. Take away the restraint at the perimeter and the outermost course starts creeping outward, the joints open, the sand washes, and the failure marches inward from the edge.

You can see this on almost any failing driveway. The middle usually looks fine and the outer two feet are a mess with wide joints and rocking units. That is not the edge wearing out faster, it is the edge restraint having failed and the field unlocking from the outside in.

Watch for

How this gets done badly

These are the mistakes you cannot catch by looking at a fresh install. That is exactly what keeps them in circulation.

Using the wrong sand in the bedding

The grains matter. Sharp, angular concrete sand interlocks and holds a paver’s position. Rounded sand, such as mason or beach sand, keeps shifting under weight and lets the pavers wander.

Sealing too early

Give new concrete pavers time before sealing. They have to cure and let efflorescence work its way out. Sealing during the first month risks catching that white bloom under the sealer, where it stays for good.

Laying over the old surface

A new surface laid over an old one usually looks fine for about a season. After that, the base that ruined the first surface starts ruining the second. Speed and price are the only things the shortcut buys you.

Skipping the geotextile

Between the native soil and the base, there should be a geotextile fabric. It keeps the two from mixing. Without it, fines migrate into the aggregate until the base weakens, and the settling that follows comes back after every surface repair.

A sunken paver is a symptom. The base under it is the disease.

Questions

Common questions

How long does the job take

A typical paver work job runs two to five working days once we start. Base work is the slow part; laying the field goes quickly. Weather moves things, and in summer we plan around the afternoon storms rather than pretending they will not happen.

Do I need to be home while you work

No. We just need a way in and a water source to hook up to. If you want to check in, call us anytime, and if we hit something we did not plan for, we will be the ones calling you that day.

Will the new pavers match what I already have

New pavers start out looking newer than the ones already down, because concrete pavers change color a little with sun and age. Sometimes the match is exact and sometimes it is close. When a line is discontinued or the difference is too obvious, we walk you through the options before anything gets ordered.

What happens to the old surface

We break it out and haul it off. Concrete and old pavers go to a recycler where one is available. That is included in the scope, not added on after.

How do you keep it from settling again

By fixing the reason it settled. That usually means correcting drainage and rebuilding the base properly, and sometimes it means dealing with a root or a downspout that is dumping water in the wrong place.

Do you cover Jupiter, FL

Yes. Jupiter, FL is inside our regular working area and we are out that way most weeks. Call and we will tell you honestly when we could get to you.
