Pool Paver Repair, from the subgrade up

Lifting and resetting the settled or trip hazard sections around water.

Why it matters

What actually goes wrong

Almost every paver problem we get called out to is a base problem wearing a surface disguise. The pavers themselves are fine. They are concrete or stone, and they will outlast most of us. What moves is what is underneath them.

We build every base with one storm in mind: the afternoon downpour that drops two inches in an hour. The region’s sand over limestone drains fast in light rain and then suddenly cannot keep up. When that happens, water moves sideways through the base, and only a well-built one stays put.

Shade is nice until the roots arrive. Older trees like ficus and black olive spread their roots near the surface and a long way out, and they will follow moisture under a walkway and lift it.

None of this is visible in a finished photo, which is why the cheap version and the right version look identical on day one. They stop looking identical around year two.

Scope

How we run this job

We come look at it

One of our crew meets you at the property and walks it with you. We look at the surface, then at where the water runs, and tell you plainly what we see. If it turns out to be a smaller fix than you feared, you will hear that from us.

You get the plan in writing

Scope, materials, schedule, and cost on paper before a shovel moves. The number you approve is the number, not an opening position.

We build the base first

Excavation to the depth this job actually needs, aggregate compacted lift by lift, bedding screeded flat. The slow part, and the part that decides whether the surface is still flat in ten years.

Pavers go down and get cut in

Field laid to the pattern, edges cut on site, and a restraint set around the perimeter so the field cannot creep.

Joints get filled and the site gets cleaned

Sand swept in and compacted, surface washed, debris hauled by us. You get the property back the way we found it, minus the problem.

The detail

What a pool deck has to do that nothing else does

Pool decks have three requirements almost nothing else does: grip when wet, a surface that stays cool enough to stand on in August, and drainage that carries splash-out away from the water rather than back into it.

Surface temperature is not a luxury question here. Dense dark concrete in direct Florida sun gets genuinely painful barefoot. Travertine and lighter porcelain stay noticeably cooler, which is most of why they dominate pool work in this state.

Coping is its own craft. It has to sit dead level at the waterline, overhang correctly so water sheets off rather than running back down the shell, and give a hand something safe to grab. Coping set even slightly out shows up from every angle.

The pavers are a wearing surface. The base is the building.

We think about where water will run before we think about pattern or color. Every paver surface needs a gentle fall, roughly an eighth to a quarter inch per foot, pointed away from the house or building. It is subtle enough to go unnoticed and steep enough to work. A flat or backward pitch shows up in the first heavy rain.

A tight commercial lot with no fall available is a drainage problem before it is a paving problem. The surface can shed water, but something has to receive it. Our usual choices are a channel drain at the low edge, a permeable section that passes water through to a stone reservoir, or a regrade of the adjacent planting bed. We pick one while the site is open, because retrofitting any of them costs more.

Water is the thing that ends most paver surfaces, and it almost never arrives from where people expect. It is rarely the rain landing on the pavers, because a properly jointed field sheds most of that. It is the downspout discharging at the edge, the irrigation head spraying the same spot twice a day, or the neighboring grade sending runoff across the corner.

Restraint

A perimeter edge restraint is what stops the field creeping outward and the joints opening from the outside in.

Joint sand

Structural, not cosmetic. It transfers load between units, which is the whole reason a field of loose pavers behaves like a surface.

Separation

Geotextile between subgrade and base stops fine soil migrating up and destroying the aggregate structure.

Living with it

What it asks of you afterwards

Nobody needs to seal pavers for them to hold up. A properly built surface with full joints lasts on its own. Sealing is something you add if you want the color darker and stains easier to lift, knowing it means a recoat every few years and the right product for your material. If yours would not gain much, we will say so.

A lifted edge is the one problem worth fixing the week you notice it. Past about a quarter inch it becomes a trip hazard. Catching it early usually means resetting a few pavers. On a commercial property, waiting also means carrying a liability question until it is done.

A paver surface that was built properly asks for very little. Keep the joints topped up, keep organic debris from composting in them, and deal with a settled area while it is small. That is genuinely most of it.

Concrete pavers are what most jobs end up using. Our crews lay them more than anything else, and a predictable unit means a cleaner layout with fewer surprises. Color comes from pigment mixed through the paver, so fading is gradual and even. Give it a year or two to settle into its final shade as it cures.

Brick gives you fewer shapes to work with than concrete, and it costs more. Its advantage is color. Fired clay holds its color essentially forever, since there is nothing applied to wear away. For a surface meant to look unchanged in twenty years, that is the right call.

Around a pool, people want to walk barefoot at two in the afternoon, and travertine is the paver that lets them. It holds noticeably less heat than concrete in full sun. Being natural stone, each piece varies a bit in tone and veining, and if it sits near a grill or anywhere oil lands, plan on sealing it.

Watch for

The shortcuts that surface two years later

You cannot see any of these when the crew packs up. They show up later, which is why they keep happening.

Using the wrong sand in the bedding

Using whatever sand is on the truck is a common shortcut. Bedding has to be sharp, angular concrete sand, because rounded mason or beach sand lets pavers drift once weight goes on them.

Sealing too early

Of all the shortcuts, early sealing is one of the hardest to undo. A new concrete paver has to cure and let its efflorescence come out before sealing. Seal it in the first month and that white haze can stay under the sealer permanently.

Laying over the old surface

A new surface laid over an old one usually looks fine for about a season. After that, the base that ruined the first surface starts ruining the second. Speed and price are the only things the shortcut buys you.

Skipping the geotextile

Between the native soil and the base, there should be a geotextile fabric. It keeps the two from mixing. Without it, fines migrate into the aggregate until the base weakens, and the settling that follows comes back after every surface repair.

If nobody talks to you about drainage, they are quoting a different job.

Questions

Common questions

What happens to the old surface

We break it out and haul it off. Concrete and old pavers go to a recycler where one is available. That is included in the scope, not added on after.

How do you keep it from settling again

Find the water first. In most cases a settled spot traces back to drainage, like a downspout emptying at the edge, and the base under it has washed or softened. Correct the drainage, rebuild that section of base, and the pavers go back down on something solid.

Do you work with HOAs and property managers

Yes, HOA and condo work is part of what we do. We prepare submittals for the board and phase the job so residents still get in and out. Tell us your approval steps and we follow them.

Do you cover Miami, FL

Yes. Miami is where Paverson is based, and we work across the city regularly. Reach us by phone or at info@paverson.com and we will tell you honestly how soon we could get there.

Is there a warranty

You get a written warranty from us covering the installation work. On top of that, the pavers come with the manufacturer’s own coverage, and we make sure that paperwork reaches you. What changes later, a new tree root or altered drainage, is outside our warranty, and we say so before the job starts.

Can you work around my pool being open

Usually. Pool deck work gets staged so you keep a safe path and the water stays covered while we cut. If there is a stretch where the pool has to be off limits we tell you which days up front.

Next step

Have somebody come look at it

Send a couple of photos or just call. We will tell you what we think is going on, what it would take to fix, and whether it needs doing now or can wait.
