Pool Paver Sealing, built on a base that holds

Sealing chosen for wet area grip, never a slick film.

Why it matters

What actually goes wrong

Almost every paver problem we get called out to is a base problem wearing a surface disguise. The pavers themselves are fine. They are concrete or stone, and they will outlast most of us. What moves is what is underneath them.

A lot of coastal ground is already close to full of water. With the water table that high, rain has nowhere deep to go, so it runs sideways under the surface and pulls sand from beneath driveway edges as it goes.

Then there are trees. A ficus or a black olive near a walkway sends roots out shallow and far, and the damp ground under pavers draws them in. Older shade trees do the same.

So the real question to ask anybody bidding this work is not what pavers they use. It is how deep they excavate, how they compact, and where they think your water goes. The answers tell you everything about how long the job will last.

Scope

How we run this job

We come look at it

Somebody from the crew walks the property with you, looks at where water goes, and tells you what we actually see. If the fix is smaller than you were expecting, we will say so.

You get the plan in writing

Everything in writing up front: what we are doing, what it is made of, how long it takes, and what it costs. Nothing changes without you signing off on it.

We build the base first

Excavation to the depth this job actually needs, aggregate compacted lift by lift, bedding screeded flat. The slow part, and the part that decides whether the surface is still flat in ten years.

Pavers go down and get cut in

The field goes down to the pattern, edge cuts happen on site, and the perimeter gets a restraint so nothing creeps.

Joints get filled and the site gets cleaned

Sand swept in and compacted, surface washed, debris hauled by us. You get the property back the way we found it, minus the problem.

The detail

What a pool deck has to do that nothing else does

Coping is its own craft. It has to sit dead level at the waterline, overhang correctly so water sheets off rather than running back down the shell, and give a hand something safe to grab. Coping set even slightly out shows up from every angle.

Pool chemistry attacks the surface too. Chlorinated splash-out and salt systems both work on jointing sand and on some sealers, so the material and the sealer get chosen for the water, not just the look.

Pool decks have three requirements almost nothing else does: grip when wet, a surface that stays cool enough to stand on in August, and drainage that carries splash-out away from the water rather than back into it.

The edge restraint is the piece nobody thinks about and the reason the field holds.

Getting water off the pavers is half of the drainage job on a commercial property. The other half is deciding where it lands. On a tight lot with no fall to spare, we usually choose between a channel drain at the low edge, a permeable section that lets water through to a stone reservoir, and a regrade of the planting bed next door. Building that in now costs less than coming back for it.

Before we design anything, we find out where the water on the site comes from. The usual sources are a downspout discharging at the edge, an irrigation head spraying the same patch twice a day, and a neighboring grade sending runoff across a corner. Rain falling evenly on jointed pavers matters far less.

An eighth to a quarter inch per foot does not sound like much, and walking on it you would swear the surface is level. That small, steady drop away from the building is what carries water off. A flat surface holds puddles. A surface sloped the wrong way delivers runoff to the foundation, which is a far bigger problem.

Separation

Geotextile between subgrade and base stops fine soil migrating up and destroying the aggregate structure.

Base depth

Set by what the surface carries, not by habit. A walkway and a truck-bearing drive are not the same excavation.

Compaction

Each lift of aggregate gets compacted before the next one goes down. The shortcut, one dump and a quick pass, compacts the surface and leaves the rest loose.

Living with it

What it asks of you afterwards

People walking across pavers are rarely looking at their feet, which is why a raised edge matters. More than about a quarter inch of lift is enough to catch a toe. Deal with that one quickly, especially on commercial property, where it is a liability concern along with a maintenance one.

Small problems stay small on pavers if you catch them. A low spot fixed early is a quick reset. Left alone, it collects water and grows. Beyond watching for that, keeping the joints full and clean covers nearly everything a good install asks of you.

Plenty of good paver jobs are never sealed. Unsealed concrete pavers weather to a softer color and the joints still do their job if they are kept topped up. Sealing earns its keep where stains are likely, around a grill or under a parked car, and where you want a darker, richer color. Ask us and we will give you a straight read on your surface.

Pick a paver at random from our jobs and it is probably concrete. You get the widest pick of shapes and colors, and a unit that lays predictably. Because the color is mixed into the concrete, it fades slowly with sun and does not peel or wear away. Early on it does drift a little as the pavers finish curing.

Sun fades color that was added to a material. Clay brick has none added: its color is the fired clay, which is why it holds essentially forever. It runs more expensive and offers fewer shapes, and it suits anyone who wants the same look in twenty years.

Travertine is a natural stone, and it behaves like one. Color and texture shift from unit to unit, so a deck has a less uniform look than concrete pavers give you. It also stays cooler under bare feet in direct sun, which is why pool owners ask for it. Seal it if it is going to see oil or heavy stains.

Watch for

How this gets done badly

On the day the job wraps, all of these look like good work. The damage comes later, so the habits never get corrected.

Skipping the geotextile

The base only works if it stays clean crushed aggregate. Fabric under it keeps the soil below from mixing in. Skip it and the two layers blend a little more every rainy season, and once enough soil has moved up, the base cannot carry the load and the pavers settle.

Using the wrong sand in the bedding

Bedding sand that is round acts like a layer of ball bearings. Pavers set on mason or beach sand drift under load. Sharp, angular concrete sand stays put.

Sealing too early

Fresh concrete pavers push a white residue to the surface as they cure. That is efflorescence, and it needs to finish before any sealer goes on. Seal in the first month and the haze can end up permanently under the coat.

Laying over the old surface

Before paving over anything, ask why the old surface failed. If the answer is the base, a new surface on top of it is borrowing time. It goes down fast and cheap, and the same problem comes back through it.

Water is what ends most paver surfaces, and it rarely arrives from the sky.

Questions

Common questions

Will the new pavers match what I already have

You will know before we order anything. Plenty of repairs match exactly. Others come close, since concrete pavers shift color a little with sun and age and older lines get discontinued. When close is not good enough, we can move units from a less visible area onto the visible patch.

What happens to the old surface

That part is on us. The existing surface gets broken out and hauled off the property, and concrete and pavers go to recycling when there is a recycler in the area. It is covered in the scope you sign.

How do you keep it from settling again

The answer depends on what made it settle, which is why we look before we price it. Drainage problems get corrected and a failed base gets dug out and rebuilt, and if a root is pushing, it gets dealt with too. Then the pavers go back down on a base with a reason to stay put.

Do you work with HOAs and property managers

Your rules come first. We regularly work for associations and property managers, which means board timelines and submittals are routine for us. Share your approval process and we will schedule the work, in phases if needed, so residents keep access.

Do you cover Miami, FL

Absolutely. We are headquartered in Miami, FL and work there regularly. The quickest way to find out how soon we could start is a phone call to 786-717-9244.

Is there a warranty

Yes. We put our workmanship warranty in writing. Before you sign, we also walk you through what falls outside it, like damage from new roots or from drainage that changes after we leave, so nobody is surprised later. Coverage for the pavers themselves comes from the manufacturer, and you get that paperwork from us.

Next step

Tell us what you are looking at

A few photos tell us a lot. Email them, or just call and describe it, and you will get a straightforward answer about the problem and the fix. If waiting a year is the sensible move, that is what we will recommend.
