Lanai Pavers, from the subgrade up

Lanai floors laid to work under a cage and drain the right way.

Why it matters

What actually goes wrong

Here is the honest version: a sunken paver is a symptom. The base under it lost material, usually to water, and the surface settled into the gap. Resetting the pavers without correcting the base just buys you a season.

The soil here is sand, and sand moves when water flows through it. Add South Florida’s habit of dropping a lot of rain in a short burst and the base under a paver surface is working much harder than it would up north. That is why the base gets so much of our time.

Then there are roots. A paver base keeps moisture under the surface, and a mature tree nearby will find it. As the roots thicken inside the base, they heave the pavers up.

None of this is visible in a finished photo, which is why the cheap version and the right version look identical on day one. They stop looking identical around year two.

Scope

How we run this job

We come look at it

We start in person. Someone from the crew comes out, looks at the problem and follows the water across the property. You get our honest read on the spot, and if the fix is small, we say it is small.

You get the plan in writing

Everything in writing up front: what we are doing, what it is made of, how long it takes, and what it costs. Nothing changes without you signing off on it.

We build the base first

Dig to depth, compact the aggregate in layers, screed the bedding. Nobody ever sees this part again, which is exactly why most failures start here.

Pavers go down and get cut in

The field goes down to the pattern, edge cuts happen on site, and the perimeter gets a restraint so nothing creeps.

Joints get filled and the site gets cleaned

Sand swept in and compacted, the surface washed down, and the property left the way we found it. We haul our own debris.

The detail

What outdoor rooms do to a surface

Outdoor living surfaces get treated as furniture rather than pavement, which is exactly how they fail. A kitchen run takes grease and heat; a fire feature takes heat and foot traffic in the dark; a lanai floor lives under a cage that concentrates runoff.

Under a screen enclosure the cuts have to be clean to the track and the drainage has to work with the cage rather than against it. Water coming off a cage lands in a line, not spread out, so it concentrates in one place.

Heat is a real material constraint around fire features. Some units spall when they take repeated direct heat, so the ring immediately around a fire pit gets specified differently from the field around it.

If nobody talks to you about drainage, they are quoting a different job.

Polymeric sand is a sequence job. Fill the joints while everything is dry. Sweep the paver faces clean, properly, before any water comes near. Then wet it the way the manufacturer specifies, no more and no less. Done in that order it binds in the joints and holds up to washout better than plain sand. Done fast, it binds where it was left, including on top of the pavers.

The sand in the joints is structural. It is what transfers load from one paver to the next, which is the whole mechanism that lets a field of loose units behave like a surface. When joints wash out, each paver starts carrying its own load alone, which is exactly when they start rocking and cracking.

Base depth

Set by what the surface carries, not by habit. A walkway and a truck-bearing drive are not the same excavation.

Compaction

The base is built in lifts with compaction between each one. A base dumped in one load and run over quickly only has a crust holding it together.

Fall

Roughly an eighth to a quarter inch per foot away from the building. Invisible underfoot, decisive for where water ends up.

Living with it

What it asks of you afterwards

Sealing is optional and it is a preference rather than a requirement. It deepens the color, makes stains easier to lift, and helps hold joint sand. It also needs redoing every few years and a bad sealer choice can leave a plastic-looking sheen or trap moisture. We will tell you honestly whether your surface benefits.

It does not take much. An edge lifted a little more than a quarter inch looks minor and still catches toes. That makes it the item to act on quickly once an install has settled in. If the pavers serve a commercial property, the stakes include liability, beyond keeping the surface in shape.

Owners are often surprised how little a properly built paver surface needs from them. The joints are where most of the attention goes: keep them full of sand and free of leaves that would otherwise rot in place. Beyond that, keep an eye out for any area that starts to sink.

Travertine is quarried stone, so no two pieces look quite alike. Some people love that variation and some find it busy, so it is worth seeing a few units side by side before you commit. Its big practical advantage is temperature: in direct sun it stays cooler underfoot than concrete, which is why it shows up around so many pools.

Porcelain is the newest of these in residential work. It is dense, absorbs almost nothing, and is close to stain-proof. It needs precise base work because it is unforgiving of an uneven bed, and cutting it takes the right blade and patience.

Most of what we put down is concrete pavers. They come in more shapes and colors than any other option and lay up predictably. Years later, when you want to add on or patch, they are also the easiest to match. The pigment runs all the way through each unit, so sun softens the color over time and there is no surface coat to wear through.

Watch for

How this gets done badly

A finished job hides all of these. Because nobody can spot them at handover, they keep showing up on paver work.

Using the wrong sand in the bedding

Concrete sand goes in the bedding for a reason: its grains are sharp and angular, so they lock. Mason sand and beach sand are rounded and let pavers wander under load.

Sealing too early

Leave new concrete pavers unsealed through their first month. They are still curing, and efflorescence is still working out of them. Seal over that and the white haze can be locked under the sealer permanently.

Laying over the old surface

Paving over an old surface is a lot like painting over rust. It goes quickly and costs little, and the problem underneath keeps working. If the base caused the first failure, the new surface will show it again within a season or so.

Skipping the geotextile

When we tear out a failed paver job, a muddy base with no fabric under it is a common sight. The soil and the stone have blended into one weak layer. That is exactly what separation fabric is there to prevent, and why resetting pavers on top of that mess never holds.

The pavers are a wearing surface. The base is the building.

Questions

Common questions

Will the new pavers match what I already have

Sometimes exactly, sometimes closely. Concrete pavers change color a little with sun and age, and older lines get discontinued. If we cannot match, we will show you the options before we order anything, including pulling units from a less visible area to patch a visible one.

What happens to the old surface

Old surfaces come out completely before anything new is built. We haul the debris away and recycle the concrete and pavers wherever we have a recycler to take them. Nothing about removal gets billed as an add-on.

How do you keep it from settling again

The answer depends on what made it settle, which is why we look before we price it. Drainage problems get corrected and a failed base gets dug out and rebuilt, and if a root is pushing, it gets dealt with too. Then the pavers go back down on a base with a reason to stay put.

Do you work with HOAs and property managers

Often. Board approvals move on their own calendar, so we plan the job around it. Send us your submittal requirements and meeting dates and we will have what the board needs ready when it meets.

Do you cover Miami, FL

Absolutely. We are headquartered in Miami, FL and work there regularly. The quickest way to find out how soon we could start is a phone call to 786-717-9244.

Is there a warranty

Yes, in writing, covering our workmanship. Manufacturer coverage on the pavers themselves comes from the manufacturer and we will hand you that paperwork too. We will also tell you plainly what a warranty does not cover, like a new root or a changed drainage condition.

Next step

Start with a conversation

Tell us when works and we will come stand on it. Walking the property and seeing where the water goes answers more than any amount of back and forth, and you get our findings written up.
