Paver Patio Installation, built on a base that holds

A patio laid flat, drained away from the house, and set to stay that way.

Why it matters

What actually goes wrong

Here is the honest version: a sunken paver is a symptom. The base under it lost material, usually to water, and the surface settled into the gap. Resetting the pavers without correcting the base just buys you a season.

After a big rain the ground near the coast often has little room left to absorb it, because the water table is already high. The water moves sideways instead. Run that under a driveway enough times and the sand under the edge goes with it.

Old trees cause plenty of it too. Their roots go wherever there is water, and since the base under pavers holds water, the roots move in and slowly jack the surface upward.

That is why the schedule on our jobs is mostly spent on the part you will never see again. The surface takes a day or two. The ground it sits on takes the rest, and the ground is what you are actually paying for.

Scope

How we run this job

We come look at it

Step one is a visit. Someone from our crew walks it with you, watches how water moves across the property, and gives you an honest read. Sometimes that read is good news.

You get the plan in writing

Everything in writing up front: what we are doing, what it is made of, how long it takes, and what it costs. Nothing changes without you signing off on it.

We build the base first

Dig to depth, compact the aggregate in layers, screed the bedding. Nobody ever sees this part again, which is exactly why most failures start here.

Pavers go down and get cut in

Field laid to the pattern, edges cut on site, and a restraint set around the perimeter so the field cannot creep.

Joints get filled and the site gets cleaned

Sand swept in and compacted, the surface washed down, and the property left the way we found it. We haul our own debris.

The detail

What makes a patio last

A patio carries people and furniture rather than vehicles, so the base can be shallower than a driveway. What it cannot be is badly drained. A patio that holds water grows algae, gets slick, and pushes moisture back at the house.

Fall away from the building is the whole game. A patio wants a gentle slope carrying water into the yard, never toward a slab or a door threshold. On a tight lot with no fall available that means a channel drain or a permeable section built in from the start.

Furniture is the quiet load. Table and chair legs concentrate weight on a tiny footprint and will dish an under-compacted patio in a season. Sun umbrellas with heavy bases are the usual culprit.

The edge restraint is the piece nobody thinks about and the reason the field holds.

Most of the damage we see comes from water that was aimed at the pavers by accident. The downspout that dumps at the edge is the classic one. Irrigation is close behind, since a head spraying one spot twice a day keeps the base wet all year. A neighbor’s grade can do it too. Rain landing on the surface is rarely the culprit.

The grade under a patio or walkway has one job: get water off and away from the building. The pitch that does it is roughly an eighth to a quarter inch per foot. Underfoot it feels level. In a downpour you can watch the water move. Lose that fall and you get puddles, or worse, water running back toward the foundation.

On a flat commercial lot, a channel drain across the low edge is often the cleanest answer. It catches sheet flow before it reaches a doorway or a parking stall. Where there is no fall to send water anywhere, a permeable section can let it soak through into a stone reservoir underneath, and sometimes the right move is regrading the planting bed alongside. We decide that during design, while it is still easy.

Compaction

Firm from top to bottom, which takes lifts. Aggregate goes down a layer at a time and each layer is compacted. A single dump gets a crust and little else.

Fall

Set at roughly an eighth to a quarter inch per foot, away from the structure. Subtle to walk on, and the reason water leaves instead of standing.

Restraint

A perimeter edge restraint is what stops the field creeping outward and the joints opening from the outside in.

Living with it

What it asks of you afterwards

The thing worth acting on quickly is a trip hazard. A lifted edge of more than about a quarter inch is something somebody will catch a toe on, and on a commercial property that is a liability question as well as a maintenance one.

Pavers that went down on a proper base do not ask for much. Every so often, look at the joints. If the sand is low, refill it, and if leaves or dirt are packed in, clear them out. Watch for settling and deal with it while it is small.

Nobody needs to seal pavers for them to hold up. A properly built surface with full joints lasts on its own. Sealing is something you add if you want the color darker and stains easier to lift, knowing it means a recoat every few years and the right product for your material. If yours would not gain much, we will say so.

Concrete pavers shift in color as the sun works on them. Clay brick holds steady, because its color is the fired clay itself. Brick costs more and comes in fewer shapes, and it is the material to choose when the look has to hold for twenty years.

Pool decks are where travertine earns its place. Bare feet notice the difference right away: in direct sun it runs cooler than concrete. Keep in mind that every unit is a little different, since it is quarried stone, and that areas exposed to oil or heavy staining should be sealed.

Porcelain pavers have only recently become common on homes. They are very dense and take on almost no water, so stains have little to hold onto. The catch is the install. Porcelain shows every flaw in the bedding, so the base has to be exact, and cuts need the right blade and a slow hand.

Watch for

The shortcuts that surface two years later

Nothing on this list shows when the work is new. Each one waits a while before it surfaces, which is how it keeps getting repeated.

Sealing too early

Give new concrete pavers time before sealing. They have to cure and let efflorescence work its way out. Sealing during the first month risks catching that white bloom under the sealer, where it stays for good.

Laying over the old surface

When someone asks us to pave over what they have, we look at the old surface first. If the base is why it failed, an overlay keeps that problem and puts a nicer face on it for a season. Quick and cheap, and still broken underneath.

Skipping the geotextile

Without a separation layer, the subgrade and the base slowly trade places. Soil particles ride water up into the stone while the stone presses down into the soil, and the base gets thinner every year. Surface repairs do nothing for that kind of settlement.

Using the wrong sand in the bedding

Sand looks like sand until a truck rolls over it. Sharp, angular concrete sand grips. Rounded sand, the mason or beach kind, rolls under the load and lets pavers slide out of place.

If nobody talks to you about drainage, they are quoting a different job.

Questions

Common questions

Do I need to be home while you work

You can go to work as usual. We need to be able to reach the work area and use your water. If anything changes the plan, like what we find once the old surface is up, we call you that day.

Will the new pavers match what I already have

It depends mostly on whether the line is still made. If it is, we can usually get close, though sun and age shift the color of concrete pavers a little over time. If it has been discontinued, we show you the options before ordering, and that can include borrowing units from a less visible spot.

What happens to the old surface

Gone before the new base goes in. We demolish it, haul it, and recycle the concrete and pavers if a recycler is available locally. You will see it listed in the scope from the start.

How do you keep it from settling again

We start with a question: where is the water going? That answer usually explains the settling. From there it is a matter of correcting the drainage and putting a proper base back in, plus handling any root or downspout feeding the problem.

Do you work with HOAs and property managers

Yes. If your board only meets monthly, we plan the job around that meeting. Submittals and phased work that keeps residents moving are normal for us, so tell us how approvals run.

Do you cover Miami, FL

Yes. Being Miami-based means we are in and around Miami, FL almost every week. Ask us about scheduling when you call and you will get a clear answer.

Next step

Have somebody come look at it

The quickest route to a straight answer is a visit. One of us comes out, walks it with you, watches where water heads, and writes it all down for you to keep.
